Q. Who owns 2020 K Street?
A. Quadrangle Development Corporation owns and manages 2020 K Street.

Q. How much rentable space will the three new floors add to the building?
A. The new 9th, 10th, and 11th floors will add a total of 102,000 square feet to the building.

Q. Since the Corporate Executive Board has taken all 68,000 square feet on the 10th and 11th floors, how much space is still available for lease in the new addition?

A. There is approximately 34,022 square feet available on the 9th floor.

Q. Is there any space available on the existing eight floors of the building?
A. No, not at this time. The building is fully leased, but we anticipate space becoming available in 2008.

Q. Is vertical expansion of an existing building unprecedented in Washington, D.C.?
A. No, there have been a few other similar expansion projects in the District of Columbia in recent years, such as: 1909 K Street, N.W.; the Hecht’s department store building at 13th & G Streets, N.W.; and the National Association of Home Builders Building at 15th Street & Rhode Island Avenue, N.W.

Q. Have there been changes in D.C.’s height restrictions that have made this vertical expansion possible?
A. Yes. Since 1975 when 2020 K Street was originally built, the District’s height restriction for K Street has increased from 90 feet to the current maximum height of 130 feet.

Q. Does the addition of three new floors to 2020 K Street signal the start of a vertical expansion trend in downtown Washington, D.C.?
A. Probably not. Although there is very little space available for new office construction in the central business district, certain key factors are critical to the feasibility of a vertical expansion. Among other things, these include very large floor plates; a freestanding building, or at minimum, an alley separation between the existing building and its neighbors; and an existing structural system that can support the additional load.

Q. Will the existing building remain occupied during construction?
A. Yes, the building will remain fully occupied during the 18-month construction period.

Q. What steps will be taken to avoid disruption to existing tenants?
A. Quadrangle has worked in close collaboration with the architect and general contractor to meticulously phase and sequence the construction process in an effort to minimize disruptions, and will continue to do so throughout the planned 18-month building period. This careful coordination will also enable constant communication with tenants regarding the major construction tasks that will take place. In addition, all men and materials will be lifted to the roof, so that construction personnel won’t be in the building during regular business hours.

Q. Where will the construction staging area be located?
A. The construction staging area, including the crane and man-lift, will be located along 21st Street and the west end of the curb lane adjacent to K Street.

Q. When will the three-story addition be completed?

A. The addition is scheduled to be completed in the summer of 2004.

Q. Who is the leasing agent for 2020 K Street?
A. Cushman & Wakefield’s Mark Minich and Audrey Cramer are serving as the leasing team for 2020 K Street.
